Ready to sell your home?
Use the following super smart tips and tricks from the Best Life Team to get your home sold faster:
Selling Trick #8: Price it right
Selling Trick #7: Half-empty closets
Selling Trick #6: Light it up
Selling Trick #5: Choose the right agent and firm
Selling Trick #4: Don’t over spend on big ticket projects
Selling Trick #3: Don’t make it all about you
One of the most important things to do when selling your house is to de-personalize it. The more personal stuff in your house, the less potential buyers can imagine themselves living there. Get rid of a third of your stuff – put it in storage. This includes family photos, memorabilia collections and personal keepsakes. Ask your agent for suggestions on how to maximize space and showcase your floor plan.
Selling Trick #2: Always be ready to show
Your house needs to be “show-ready” at all times – you never know when your buyer is going to walk through the door. You have to be available whenever they want to come see the place and it has to be in tip-top shape. Don’t leave dishes in the sink, keep the dishwasher cleaned out, the bathrooms sparkling and make sure there are no dust bunnies in the corners. It’s a little inconvenient, but it will get your house sold faster.
Selling Trick #1: You never get a second chance to…
Make a great first impression. No matter how good the interior of your home looks, buyers have already judged your home before they walk through the door. It’s important to make people feel warm, welcome and safe as they approach the house. Spruce up your home’s exterior with inexpensive shrubs, brightly colored flowers and a freshly painted front door. You can typically get a 100-percent return on the money you put into your home’s curb appeal.

These are some great tips for selling a home fast. I like how you said to not spend too much on big renovations. When we sell our home, I think we will repaint the living room and basement, but that is about it.
Burt Silver says
I really like your tip about taking half of your stuff out of closets so that you can show off your storage space. If a closet looks full, it could give the appearance that there is less storage than there is. My wife and I have been trying to sell our home for a while with no luck. We will definitely give this a try and see if it helps.
Joe Manausa, MBA says
You are so right about pricing. Price it right and sell it fast to get top dollar.
We find that we help home sellers get 3% to 5% more if the home sells in the first few days of going public. There are buyers who are in the market, know what they want, and are just waiting for a home in the right area to hit the market. They have likely missed out on a home in the recent past and thus do not want to have it happen again. If you price your home correctly, these people will rush in and pay full-price plus in order to attempt to avoid a bidding war. And of course, we want a bidding war in order to get top dollar.

To improve the quality of our home, we need to take some beneficial steps to give our home a new look. So that we can easily improve the resale value of our home. Home conditions basically depend on home interior and exteriors and it includes quality interior like attractive design, decorations, flooring, doors, and windows, furniture, paints, and many others. And in exteriors, we develop the outer condition of the house along with backyard and exterior paints.

I like your tip to de-personalize your home so that potential buyers can imagine themselves living there. Other than removing family photos and personal keepsakes, I think it’s also a good idea to make sure the rooms aren’t gender-specific. One way to do this is to stick to neutral colors.

That is a cool trick to leave your closet half empty so that your home looks like it has more space. Like you point out buyers love lots and lots of space to store things. With a full closet there is no where for them to imagine their things in the house. I’ll remember this when I go to sell my home next month.
Marcus Coons says
I loved when you talked about the importance of making your home brighter when trying to sell it by trimming the bushes outside the windows. It makes sense that doing this can help you make sure you have great lighting in your home when doing tours and help possible buyers feel comfortable with your properly. As I see it, taking the time to consult with a real estate agent can help you make sure you get all the tips you need to prepare your home and make it more appealing so it sells faster.

Recently, I sold my home and I find it can be pretty hard to sell your house fast. With the rising number of foreclosures, home buyers have more options than ever when it comes to selecting a new home. But I appreciate your work, there are many good tricks for the new home seller to sell home fast, especially the Selling Trick #3: Don’t make it all about you.

It is great to see a real estate team educate those selling their home on some easily done things that can have a big impact on a real estate agents ability to sell their home. As an industry professional it is great to see other agents that partner with their clients in such a positive way.
Great work!

My husband and I need to sell our home and we are looking into real estate services for help. Thanks for your comment about how you shouldn’t put photos and memorabilia in storage to show the home to others so they can imagine themselves there. I didn’t know that making sure your house is well-lit will also help it to sell better.
Tiffany Locke says
Your advice to choose a professional that is tech savvy and has the tools to help you sell your house is a good idea. The right tools and skills could help you do it faster and make sure you get the most for your home. In order to do this, you’d probably want to check out their website and talk to them to learn more about their skills, experience, and the methods they would use to help you sell your home to make sure they’re the best choice.

So helpful, this is worth sharing.. Thank you for posting

I like your tip to make sure there are no personal items around in your house so that people looking at the house will be able to see themselves living there in the future. I’ve always known you should keep your home clean when you’re selling it but I never thought about taking down family photos. Now that my husband and I are selling our home, we’ll be sure to keep the house clean and put some of our items in storage until we move into our new home.

Thank you for such a great article
Alexandria Martinez says
My mother wants to sell her home and needs some help doing that. I like your fourth tip to not go overboard on huge makeovers but to stick with quick fixes. This will be a big relieve to my mom since she might still think she has to remodel the whole house.
Barbera Peters says
My favorite tip that you talked about for selling a house fast was how good lighting is one thing that nearly every buyer cites as an important quality for a home. That is a great point to keep in mind since you said to take down drapes, and make sure the windows are clean. This will be a good point for me to talk to my husband and family about so that our house can sell fast.
Roger Middleton says
I really liked that you had mentioned in your article that it could be important to maximize the amount of light in your home to increase the overall quality. Knowing that lighting can have such a strong effect on the design, I might have to start looking into doing that. My wife and I have been trying to sell our home for awhile now and we haven’t had much luck doing so, we might even consult a professional to help with selling our home.
Silas Knight says
We’re hoping to sell our home fast, so thanks for this! I like how you said to maximize the lights in our home. We have a dark basement, so we’ll have to look at putting in some lights down there!
Spencer Montgomery says
Great tips! I like how you mentioned making sure to have a broker who is totally informed. If I was buying real estate, a real estate agent who is informed and all, would definitely make the sale with me.
Spencer Montgomery says
I love your 7th selling trick. I think it’s nice you pointed out making sure to keep all the closets and cabinets clean and tidy. If I was buying a house, I’d definitely be interested to check out their storage and even seeing how clothes can be stored would either be an advantage or a turnoff. I’ll make sure to bookmark this for future reference.
Spencer Montgomery says
I love your tip that the house needs to be show-ready at all times. I think any opportunity for a potential buyer to see it is important. A missed chance of someone viewing the house that you’re selling could definitely make it harder for you to sell it. I’ll keep this in mind for when we decide to sell our home.
Deb Pearl says
My husband and I would really love to sell our home fast so we can purchase another home that we have our eye on, but we don’t know how to make our home sell faster. That is a great idea to make sure our closets look good! It is true that a bursting closet is a big turn off for buyers. I know I would want to see a lot of space when looking for a home. Thank you for all the great tips!
Kayla says
I didn’t know that serious buyers will often open doors and look, so be sure to keep all your closets and cabinets clean and tidy. My parents want to transfer to a condo from their home. My aunt suggested selling their home and shared this article with them. It says that the house needs to be “show-ready” at all times.
Amanda Drew says
I like how you point out that you should make sure that you’ve maximized on the light in your home by taking down any drapes and cleaning the windows. My husband and I are expecting our second kid, and we want to get a bigger house for the four of us. Your tips should really help us find a way to sell our home.
Monica Chavez says
I love the comment you made about keeping the home in tip-top shape and available for whenever someone wants to come and see it. My sister is trying to sell her house right now so that they can move to a bigger home to accommodate their growing family. I think they would really see a lot of progress if they had the help of a professional real estate agent.
Robyn Reilly Chancey says
I’m sure engaging the services of a real estate professional would be a huge help for your sister and her family. Using an expert is always a good idea; I use an expert dentist, doctor, arborist, accountant…real estate is no different!
Marcus Coons says
I had no idea that it was recommended to price your property slightly lower than the market value. It is important to understand that doing some research can help you find the best way to get the best price for your home. Personally, I would also want to enlist a good real estate agent in order to find the help I need to price and market my home.
Jenna Hunter says
I like your idea about half emptying closets and organizing what you leave in them to be the most aesthetic and nice looking, and still show off that you have a lot of space. My husband and I are thinking about selling our house and would need some helpful tricks like that to make it happen. I also like your tip on having it be ‘show -ready’ at all times to make it easier to sell.
James Lee Tucker says
I like that you mentioned about getting a new paint for your interior walls can help in selling your home faster. My wife and I are about to move to the city where our new permanent work is. We’ll be selling our house, and since we want to sell it fast, we’ll be repainting the walls like you advised.
Silas Knight says
You’ve got some great tips for selling a home here. I like how you said that we need to price it right, according to the market. I guess that means I should do some research to find out what the market is like here.
Bram says
First impressions go a long way when it comes to homes. I would have bought a hundred more houses in my life if I only had to go on that first impression. Things that up curb appeal can’t be overlooked.
Kenneth Gladman says
I like that you mentioned the advantage that having a tech savvy agent can have. In this day and age it is almost necessary to have someone that is up to date. They will be able to list online and provide services that others can’t.
Richard Davis says
I agree about organizing and cleaning your house because preparation is really important when selling your home. Great tips by the way and thanks for sharing!

whats your opinion on lease options? i was offered it as a way to get my house sold
Robyn Reilly Chancey says
I would suggest being very cautious about lease options. They can be complicated and lead to some very challenging situations. Of course, every transaction is different. I would recommend contacting your agent to discuss. Or send me an email at robyn@thebestlifeteam.com and we can get more in depth based on your specific situation.

I really like your tip about de-personalizing your home so that your potential buyer can have an easier time visualizing themselves in your space. My sons have a lot of really cool video game memorabilia in our living room. I guess the lot of them will have to be temporarily stored away while we’re trying to sell the house. This tip will definitely help me find a buyer should we decide to sell our home.
Robyn Reilly Chancey says
You would be surprised to see how many buyers get overly focused on seller’s personal property and forget to look at the house!
Great idea to pack up the video game memorabilia before putting your home on the market.

I have been in the process of preparing to sell my home. I think that it’s difficult in today’s day and age so I am willing for any tips and tricks. I think the tip you said about always being ready to show is great. I think the little things you can do to keep your home more tidy will certainly help.
Robyn Reilly Chancey says
Absolutely! Being ready to show and keeping things tidy definitely helps. You never know when the buyer is in town and ready to buy!
